Havenwood Manor: 107 K. Hovnanian Homes Planned at the Old Bashas' Water Tower Site in Chandler
By Daniel Barash, REAL Broker AZ, LLC | Updated October 30, 2026
Short answer: K. Hovnanian Homes plans 107 single-family homes, called Havenwood Manor in City of Chandler records, on the former Bashas' headquarters and warehouse site on Basha Road, south of Ocotillo Road in Chandler, Arizona. The Chandler City Council approved the plan 7-0 on December 11, 2025. Demolition has started, but the old Bashas' water tower is still standing, and the builder hasn't announced prices or a sales date.
If you live near Basha and Ocotillo roads, you've watched this site for a while. Here's what was approved, what we still don't know, and what it means for homes nearby.
What is being built at the old Bashas' site in Chandler?
Havenwood Manor is a planned K. Hovnanian Homes community of 107 single-family lots on about 18.6 net acres, at a density of 5.7 homes per acre. The site was Bashas' corporate headquarters and grocery warehouse until the company moved to a new support center in west Chandler in 2023.
Those numbers come from the December 8, 2025 Chandler City Council study session minutes and the December 11, 2025 council meeting minutes. The City of Chandler case numbers are PLH25-0016 (rezoning), PLH25-0017 (area plan amendment) and PLT25-0006 (preliminary plat).

What happens to the Bashas' water tower?
The Bashas' water tower is coming down. The City of Chandler says the tower has to come down to make room for the homes, and it is not a protected historic structure. Demolition has started on the rest of the site, but as of mid-October 2026, no date had been given for the tower itself.
The tower went up in the 1970s to provide fire protection for the campus and warehouse, according to a letter from David Basha summarized in the December 8, 2025 council minutes. That letter also said "we do not believe that retaining the water tower is necessary or appropriate." In the same meeting, City of Chandler planner Darsy Smith said "the water tower is no longer used for training due to safety issues."
What the neighborhood gets instead: an interpretive sign at the southeast corner of the community with a silhouette of the tower, a condition the Planning and Zoning Commission asked for. The palm trees along Basha Road and the canal are treated as protected historic features in the city's review.
Why are Chandler neighbors upset about the water tower?
For a lot of South Chandler residents, the Bashas' water tower is a landmark. A Change.org petition started April 9, 2026 asks the city to save it and had 492 signatures on October 23, 2026. The City of Chandler has said it has no plans to move or preserve the tower.
Neighbor Monique Fullmer told ABC15 in October 2026: "Well, I look at it, and I say it is an end of an era." Another neighbor, Megan Craghead, told ABC15 in April: "I would really love to see a creative solution for that water tower."
The petition is at change.org. Bashas' itself has deep Chandler roots and is still headquartered in the city, now at 2650 W. Geronimo Place.
When will Havenwood Manor homes be for sale?
K. Hovnanian Homes hasn't announced a sales date. At the December 11, 2025 meeting, the builder's zoning attorney said the company hoped to close on the land and start site work by July 2026. Since then, demolition has begun. Model homes and pricing usually come after lots are graded and utilities go in.
The only K. Hovnanian community currently listed in Chandler on khov.com is Vistara, a separate community at Lindsay and Riggs roads. If you want to be early on Havenwood Manor, watch the K. Hovnanian Chandler page and the site itself. When the builder opens an interest list, I can help you get on it and represent you as a buyer from the first visit.
What does Havenwood Manor mean for homes nearby?
For nearby South Chandler homeowners, 107 new homes means more new-construction competition when the first homes list, but it also replaces a warehouse with houses. The city estimated about 114 added daily car trips, roughly 1.2% of Basha Road's capacity, according to the December 11, 2025 council minutes.
Two things buyers should know. First, Havenwood Manor sits next to Snedigar Sportsplex at 4500 S. Basha Rd., a 90-acre City of Chandler park with ball fields, cricket, a skate park, a dog park and the Snedigar Recreation Center. That's a plus for a lot of buyers. Second, the council required a written disclosure to every buyer about noise, odor and lights from the sports complex and dog park. If you're sensitive to evening field lights, look at lot locations closely.
If you own nearby and you're thinking about selling, know how your home compares before the new homes come online. Resale homes in established neighborhoods often win on lot size and mature landscaping, while new builds win on floor plans and builder incentives.
