5 North Scottsdale Projects to Watch in the Next 6 Months

If you haven't driven Scottsdale Road near the 101 lately, you're going to notice cranes. Over the next six months, North Scottsdale gets a semiconductor company's North American headquarters, the first residents at a new condo community, and construction starts on a new neighborhood, a challenge arcade and a set of luxury garage condos.

I pulled the five projects north of Shea that open or hit a major milestone between now and spring 2027. Each one has its own full post if you want the details.

1. ASM North American Headquarters (Big Business)

Where: Scottsdale Road and Mayo Boulevard, just south of the Loop 101

When: Opening tentatively in the first quarter of 2027

The semiconductor equipment maker is moving its North American headquarters from Phoenix to a 24-acre campus with about 400,000 square feet of office and lab space. The company has said the investment will top $500 million, and it planned to add 500 jobs averaging $110,000 a year, a number it says could change.

A 28-acre neighborhood planned around a two-acre central park, with about 1,200 condos and apartments, a luxury hotel and about 250,000 square feet of shops, restaurants and offices at full build-out. Phase One brings 89 apartments, 70 condos, four restaurants and the park.

A few projects you may have heard about are already open, so they didn't make this list:

  • Optima McDowell Mountain (Scottsdale Road and the 101): Residents are living in the first tower, and the next tower is scheduled for move-ins in 2027.
  • Scottsdale Golf Retreat at Troon North: Now booking stays for arrivals starting October 2026.
  • ALMA at The Citadel (8700 E. Pinnacle Peak Road): The Southwest steakhouse is taking reservations at its new North Scottsdale home.
  • The Henry (Scottsdale 101): Fox Restaurant Concepts opened it in March 2026.

What this means if you live north of Shea

Most of this growth is landing along the Loop 101 and Scottsdale Road, between Kierland and the Airpark. That stretch now has a new corporate headquarters, hundreds of new homes and more places to eat and play within a few minutes of each other. If you're buying, you'll have more new-construction choices than North Scottsdale has had in years. If you own near the corridor, more jobs and amenities close by tend to keep buyers interested.

I'm keeping an eye on all of these and will update each post as dates firm up.
