The Parque: What's Replacing CrackerJax on Scottsdale Road

If you grew up going to CrackerJax, the site on Scottsdale Road looks a lot different now. The go-karts are gone, and the land is becoming The Parque, a 28-acre neighborhood built around a two-acre central park.

Where it is

The Parque sits on the east side of Scottsdale Road, just north of Tierra Buena, close to The Promenade, Kierland Commons, and the Scottsdale Quarter.

What's planned at full build-out

• About 1,200 condos and apartments
• A luxury hotel
• About 250,000 square feet of offices, shops and restaurants
• Twelve buildings from one to 10 stories, set around a shaded central park

The developer is FalconEye Ventures, led by CrowdStrike co-founder George Kurtz, who bought the site in 2022. Nelsen Partners is the architect.

Phase One comes first

The city's Development Review Board approved Phase One in November 2025. It includes:

• An 89-unit apartment building
• A 70-residence condo building over shops
• Four freestanding restaurant buildings
• The central park, with an event lawn, plaza and paseo

In June, the project's architect said groundbreaking could happen within 30 days, starting with utilities and water lines. Over the next six months, expect site work and the first buildings to start taking shape. Earlier plans targeted summer 2027 for the park's opening, but no completion date has been confirmed, so treat that as a goal, not a promise.

Why it matters

Kierland already works because you can park once and walk to dinner. The Parque is planned the same way, with restaurants and a park at street level and homes above. For buyers who want that walkable feel in North Scottsdale, it adds a new option. For owners nearby, a park and restaurants down the street usually make an area more appealing, not less.
