Encanto by Blandford Homes: A New Build Without Leaving North Mesa

Your house isn’t working for you anymore. But the location still is.

Maybe you need an office with a door. Maybe the guest room has become storage. Or maybe you’re ready for a different layout, but every new community you look at has you zooming farther out on the map.

If that sounds familiar, Encanto by Blandford Homes is worth a look. It puts new construction in an established part of north Mesa, near Lindsay and Brown. For someone whose day-to-day life is already centered in Mesa, that location is the reason to pay attention.

Where Is Encanto in Mesa?

Encanto is near Lindsay Road, south of Brown Road, on Encanto Street. It’s a non-gated community in north Mesa’s Grove area, adjacent to a city park. Shopping and dining are nearby, within an established part of town.

That’s where I’d start before getting into countertops or cabinet colors.

A house can check every box on paper and still put you farther from the places you go every week. Work, errands, your favorite restaurant, the people you see regularly: those trips are part of the decision, too.

Encanto gives you a new-construction option to compare within this part of Mesa. If you’ve been looking at new builds and thinking, “Nice house, but I’m not moving all the way out there,” this is a location to put on your map.

I’d still drive your actual routes when you visit. Try the trip to work at the time you normally leave. Stop at the places you use during the week. That tells you more about whether the location works for you than a mileage estimate alone.

A Smaller Community With Room to Spread Out

Encanto has 39 homesites. Blandford offers single-level and two-story floor plans, and the builder’s pricing sheet lists approximately 2,462 to 4,360 square feet. Residence Eight includes a den and an oversized four-car garage; Residences Five, Six, and Seven list oversized three-car garages.

The useful question is what you would do with that space.

If you work from home, look at where the den sits in relation to the main living area. If guests stay often, think about bedroom separation. If the garage needs to hold cars, bikes, tools, and holiday decorations, look closely at the dimensions.

I’d rather see you choose a layout that solves the problem you have now than buy extra square footage you don’t end up using. Start with the room you wish you had, then see which plan gives you that space in a way that makes sense.

Start With the Floor Plan, Then Look at the Finishes

Blandford offers personalization through its Design Studio. That gives buyers another part of the home to think through after choosing a layout.

Before you fall in love with the model kitchen, ask what is included in the home you’re considering and which selections are still available. Separate the layout from the design choices. Where a room sits affects how you live in the house; a finish may be something you can change later.

Bring a short list of what bothers you about your current home. Too little storage? No quiet place to take a call? A living room that doesn’t fit your furniture? Use that list when you walk the model. It keeps the visit focused on whether the house would actually work better for you.

Remodeling Versus Moving: Another Option to Compare

If you like where you live, remodeling may already be on your mind. It’s worth comparing that option with a new home nearby.

Start by writing down what you would need to change to make your current house work. Then consider whether those changes are realistic for the existing layout and lot. Some problems may have a straightforward fix. Others can turn into a much larger project.

For the new home, ask for an itemized picture of the cost, including the homesite, selected options, and any work you would still need after closing. Ask about HOA dues, included landscaping, and the expected completion timeline, too. Those details help you compare the actual choices in front of you.

You may decide staying put makes more sense. But if you’ve been treating “remodel” and “move farther out” as your only options, Encanto belongs in that conversation.

Encanto Floor Plans and Base Pricing

The builder pricing sheet I received in late September 2026 lists the following plans. The sheet is printed June 22, 2026; these are reference prices from that sheet, with current pricing and availability to be confirmed.

Residence Seven lists a downstairs bedroom and full bathroom, plus a loft/game room. Residence Eight adds a formal dining/flex room and loft. Those differences are worth looking at alongside the square footage, especially if you want separate places to work, host guests, or spread out.

What About Inventory Homes?

The separate inventory sheet shows specific homes with upgrades and lot premiums included in the advertised prices. That makes these different from the base prices above.

Front-yard landscaping is listed as included for Lots 35, 34, and 23. The inventory sheet lists Residence Six homes at 2,839 square feet, while the general plan sheet lists approximately 2,792. For a specific home, use its individual plans and sales documents to confirm the size.

When you compare an inventory home with a new build from the base-price sheet, look at the included selections and homesite together. The better comparison is what you would actually buy, with the features you want, rather than the lowest number on either page.
